The funding will support the development of a 1.1 million sq ft Grade A commercial office tower in Pune’s rapidly growing Balewadi business district.
Mumbai, August 10, 2026: DBS Bank India says it has approved a new construction finance line, totaling ₹520 crore, for an SPV—special purpose vehicle—linked to real estate developer K Raheja Corp. The money is meant for a large commercial office development in Pune.
This financing will back the build-out of a Grade A office tower spanning about 1.1 million square feet, located in Balewadi, which is often cited as one of Pune’s quickest moving business and commercial belts. The project, as described by the parties involved, should respond to the rising need for premium office floors, because companies keep expanding and they’re looking for contemporary, sustainable workplace setups. In a joint statement put out by DBS Bank India and K Raheja Corp, the development is being positioned as future-ready, with modern systems plus sustainability led features. The tower is expected to further reinforce Pune’s role as a go-to location for corporate offices and tech firms. On this, Santanu Mitra, Managing Director and Country Head of Corporate Banking (Large and Midcap) at DBS Bank India, commented that the appetite for high-quality and environmentally responsible workspaces remains strong. He also noted that many companies are placing higher emphasis on sustainability and employee-first office experiences.
K Raheja Corp, one of India’s leading real estate developers, has a strong presence across commercial, residential, retail, and hospitality sectors. The company has developed several landmark office and mixed-use projects across major Indian cities and continues to expand its commercial real estate portfolio.
The latest financing deal highlights continued investor and lender confidence in India’s commercial real estate market, particularly in emerging business districts such as Balewadi. Industry experts believe that demand for Grade A office spaces is likely to remain strong, driven by corporate expansion, global capability centers (GCCs), and the growth of technology and services sectors. With construction expected to progress over the coming years, the project is anticipated to create significant business opportunities and contribute to Pune’s growing reputation as a major commercial and technology hub.
